Africa International University Maintenance Foreman Jobs in Kenya
Job Purpose:
The purpose of this job is to complete various projects by scheduling materials, equipment, and personnel; monitoring progress; enforcing code and safety regulations as well as supervising staff and sub-contractors.
Main Duties and Responsibilities
Develop maintenance work schedule and assign tasks to maintenance staff.
Supervise all maintenance workers for quality and timely work output.
Be the liaison between construction workers and supervisors.
Solve disputes between workers in maintenance section.
Ensure optimal utilization of workers while managing their performance.
Ensure that projects stay on or under budget.
Contribute to the development and maintenance of standards, policies and procedures regarding facilities management in the institution.
Provide activity summary reports and regular feedback to the supervisor.
Build sustainable relationships of trust between AIU, its customers and potential customers through open and interactive communication.
Handle complaints, provide appropriate solutions and alternatives within acceptable time limits and follow up to ensure that a clear resolution is achieved.
Maintain and regularly update inventory for the maintenance stores.
Ensure compliance to health and safety requirements.
Inspect maintenance items that have been delivered by suppliers for quality and correct specification.
Coordinate maintenance functions with the other departments.
Maintain project tracker and routinely report project progress as required to the head of Administration and Human Resource.
Any other duty(s) as may be assigned to you by management from time to time.
Qualifications and Experience
A bachelor’s degree in administration and Bachelor of Science or a Diploma with relevant professional qualifications and appropriate training and experience
Minimum two (2) years’ relevant experience
Specialized training in either plumbing, electrical works, building and construction.
Basic Computer knowledge application
Have deep knowledge of the construction industry and processes
Computer literate in programs such as MS Word, Excel and Power Point.
Knowledge of the basic principles and practices of bookkeeping is desirable.
Skills and Abilities
Ability to handle multiple and conflicting priorities, and work under strict
deadlines
Excellent communication and negotiation skills
Ability to read construction drawings and blueprints
Ability to organize work schedules
Perform quality checks on all equipment in their custody
Ability to drive projects to fruition on time and within budget
Ability to hire, train, and supervise workers
Expertise in sourcing and supervising construction materials, such as tools and
equipment
